The pioneer development in a master-planned mixed-use district, this high-density project brings 157 affordable family homes to a disused, transit-oriented lot.

Station Center remediates a brownfield site sandwiched between existing commuter and freight lines and is positioned for direct connection with the upcoming Union City multi-modal station. The community is composed of two buildings framing a public playground and overlooking a new neighborhood plaza. It is ringed with dynamic uses, including a towering entry portal and a retail arcade along the main facade.

Housing wraps the neighborhood-serving garage at the rear of the site, shielding it from view and preserving active edges. The garage, in turn, buffers the housing from the noise of adjacent trains. Inside, the community room connects the pool deck to a large central courtyard with seating, play, and planting zones, creating a flexible indoor-outdoor gathering space that is the heart of the development.
