The Charles brings 99 affordable homes to San Jose, transforming a previously vacant lot in an affordable-housing–challenged area into a welcoming residential anchor.

The all-electric, seven-story building offers a range of homes, from studio to three-bedroom apartments, with half of the units reserved for households participating in Santa Clara County’s Rapid Rehousing program.

The building’s façade is clad in multi-hued brick in rich tones and is animated by weathering-steel “dancing” balconies.

Residential amenities include a community room, offices for two local social service providers as well as property management, and secure bicycle storage. A rooftop terrace features a laundry room designed as a communal hub—offering views and outdoor space for residents to gather and relax while managing laundry, or just to socialize or spend time outside.

Located along Keyes Street and adjacent to Coyote Creek, The Charles serves as a gateway to the creekside greenway, connecting residents to a broader network of open space.

The project is named in honor of the late Dr. Charles Preston, PhD, former Director of Psychological Services at the Valley Homeless Healthcare Program, who provided compassionate care to unhoused residents in the former encampment along Coyote Creek. A firm believer that “housing is medicine,” Dr. Preston’s legacy of healing and advocacy lives on through this supportive new community.
