The reclaimed site of an abandoned railroad tunnel, this site slopes steeply up from a light-industrial district into a residential neighborhood in Potrero Hill. A spectrum of housing reflects this transition, combining a variety of flats, townhouses, affordable artist lofts, and several flexible shared spaces.
The G2 lofts provide 29 below-market-rate (BMR) live-work loft units for artists, as well as gallery, studio, and performance spaces. A 99-seat experimental theater forms the street edge, encouraging public participation in this diverse community.
The integrated 18th & Arkansas Lofts add 30 market-rate industrial-style lofts. Along 18th Street, walk-up loft buildings with small individual garages step down the slope. The split-level floor plans provide dynamic interior spaces with varying ceiling heights.
Along Arkansas Street, walk-up apartments meet the sidewalks with stoops and share small garages serving five unit groups. A portal at mid-block allows pedestrian access to the rear garden, and steps lead to the rear-facing townhouses overlooking the downhill edge of the site.
The building wraps around a large and steep courtyard, and layers of pathways, decks, mews, landscaping, and broad city views form a sheltered—yet public—urban garden on terraces tucked into the hill.
