The sole new affordable development in Palo Alto at its time, this collaboration between Related Companies and Stanford Research Park is intended to make the jobs-housing balance more equitable in Palo Alto’s impacted market.

This mixed-use property offers 70 affordable homes bolstered by on-site social services and neighborhood retail, all close to transit and a thriving local shopping street.  

The building has an active ground floor, widened sidewalks, and generous plantings to uplift the pedestrian experience along the busy El Camino Real. A prominent corner space is occupied by a local family-run café with outdoor seating. The building is also home to the Vista Center for the Blind and Visually Impaired, a tenant from the commercial building previously on the site. The rehoused Vista Center enjoys expanded service spaces, dedicated at-grade parking, two convenient entries, and shared use of the courtyard.

This commercial frontage buffers the new homes from the busy thoroughfare: Behind, peaceful apartments with private balconies ring a sunny central courtyard and barbecue area. Amenities also include a flexible community room with an event kitchen, a fitness center, and secure bike storage.

The residential parking garage features lifts, and at the rear of the site a surface lot lined with flowering planted bioswales offers parking for the Vista Center, café, and building guests.
