The Letterman Residential Project comprises 4.6 acres of the historic Letterman District—the former site of the United States Army Letterman General Hospital complex. Located at the intersection of Lincoln Boulevard and Girard Road, the project replaces non-historic, mid-1970s structures with 196 apartment units designed to integrate seamlessly into the Presidio’s unique national park setting.
Repairing the Historic Fabric
The development is oriented around a pedestrian first layout that restores the historic character of the previously removed Letterman District buildings. Four three-story, and two two-story buildings are designed within the height limits for the historic district and are laid to reflect the previous hospital ward design, this time with a residential use.
Strategic Density & Design
The design is made to compliment the historic structures of the Letterman Campus. The design features a simple, respectful material palette that echoes the surrounding neighborhood.
The project addresses a critical gap in the park's housing stock—where 75% of units currently have three or more bedrooms—by introducing a mix of studios, one-bedroom, and two-bedroom apartments.
Sustainability & Stewardship
Designed to meet LEED for Homes Gold standards, the project incorporates green stormwater infrastructure and native plantings that beautify the site.
The Presidio is a national park site that must generate supporting revenue. The Presidio Trust serves as the developer for this project. The rental revenue generated will go directly back into the park’s operating budget, supporting the maintenance of trails, historic buildings, and public open spaces for everyone to enjoy.
