A gateway to San Jose’s downtown district, Delmas Park is an affordable mid-rise structure that features a pedestrian-oriented street level and a roof top courtyard for residents.

The Delmas Park building is conceived as a gateway to the downtown district of San Jose, located at the corner of two major streets, West San Carlos and Bird Avenue. The mid-rise structure houses affordable rental apartments and features an active, pedestrian-oriented ground level with retail, public meeting space, and patio entries facing the sidewalk. The apartments wrap around a core of parking that is topped by a sixth level open-air community space.

The transparent two-story residential lobby compliments Pensione Esperanza’s two-story entry located across the street. There are four ground level loft style units along Columbia Avenue. These units have recessed entry porches and landscaped front yards that complement and reinforce the existing neighborhood fabric along Columbia Avenue.
