The Chartwell at Marathon Village

The Chartwell at Marathon Village brings a new market rate multi-family complex and townhomes to Nashville.

The Chartwell at Marathon Village provides 380 new homes—including 42 live/work units and 10 townhomes—in addition to over 4,000 square feet of retail space.

The site has an unusual shape because of an active rail spur, an atypical 500-foot-long block, an elevated high way, and a dead-end street. The massing was an exercise in placemaking rooted in disssolving the larger urban scale into vibrant streets. 

This project is an example of how reweaving the urban fabric becomes a compelling project driver. The design team addressed the vehicular-scale context by threading a pedestrian-scale slow street through the block. This links together a network of pedestrian spaces to diversify and enrich the human experience. 

Massing steps down as it approaches the residential context to the west. A series of south-facing courtyards are tethered together along the rail spur to expose outdoor space to sunlight and to reduce building frontage along the busy corridor.
