This adaptive reuse design restores the historic Blueprint Building, a disused mid-century masonry structure that originally housed a printing company and production space in downtown Birmingham.

The 11,000-sf building gained new life with a core-and-shell overhaul to create contemporary and engaging spaces for a new restaurant and office tenants. In the industrial and transitioning Lakeview neighborhood, the Blueprint Building is part of Pepper Place—a now-vibrant zone of once-abandoned warehouses that has been undergoing imaginative, community-oriented upgrades since 1988—and is part of a of a larger urban story of revitalization.

The structural upgrade includes a sunny courtyard, industrial porches, and new openings that extend and activate a pedestrian alley connecting west into Pepper Place. Ganged and boxed windows create a dynamic visual cut through the simple brick building, providing light and views to new offices and preserving the strong horizontal lines of the structure without the cost and complexities of adding storefront.

The building is organized into two volumes: the new restaurant space on the west and offices to the east. Both tenants enjoy the new courtyard and a connection to the extended pedestrian passageway linking the building to Pepper Place. The restaurant, Blueprint on 3rd, was designed by local architect Tom Hsu.

Lush plantings, street trees, and a new bus-stop bench add shade and buffer the sidewalk from the speedy traffic on 3rd Avenue South.
