420 Mendocino will bring 116 units of much-needed housing to Santa Rosa, a community that is still recovering from the 2017 Tubbs Fire that destroyed 5% of the city’s housing stock. The project will have a two-level concrete base with 5 levels of factory-built modular housing above with a mix of studios, 1-BRs, and 2-BRs. The factory-built housing units will enable the project to be built faster with lower cost than conventionally built housing. Factory_OS will be producing the housing units at their factory in nearby Vallejo, CA. The ground floor of the project will be enhanced by a commercial cafe, an open and welcoming lobby and ground floor lofts. The downtown site near Old Courthouse Square is well served by public transit.
This building is on the forefront of the movement to stop burning fossil fuels such as natural gas on site. We are proposing an innovative all-electric design that will cut the project’s carbon footprint significantly by using heat pump technology for heating domestic hot water, and cooling and heating the apartments. The project is also designed for LEED certification.
