Windflower II

Union City CA | In Design

With 443 market-rate modular units and mixed-use space, Windflower II joins Station Center Family Housing and the Union Flats to round out a transit-oriented community in Union City.

An eight-story building fronting 11th Street is lined with a soaring 18-foot ground floor featuring retail spaces and live-work lofts. A dramatic entry portal punches through at mid-block, connecting to a large and amenity-filled central courtyard.

Berger Way connects 11th Street and Cheeves Way, threading between Windflower 2 and the Union Flats. Along Berger Way, the development offers two public courtyards activated by retail spaces and residential stoops.

The central courtyard extends beyond the gates to the north and south, offering public groves with plantings, seating, and active uses at both Galliano and Berger Ways. Courtyard amenities include an Olympic-size swimming pool, hot tub, yoga and fitness center, bocce court, and grilling deck with firepit. A 460-space open-air parking garage sets the extensive courtyard community spaces away from the train tracks.

This project is 90% modular construction, bringing 443 new homes and an active retail street edge to the developing area, inlcuding the neighboring Union Flats and Station Center Family Housing.
