2015.05.21 Steel framing for the bridge.

Two buildings with residential units atop flex and retail spaces bring an amenity-rich new neighborhood to the Potrero area. Located on a triangular site at the base of Potrero Hill, the development includes a new 1-acre park and is further open to the community by a public mid-block pedestrian mews lined with active uses. Twenty percent of the 453 units will be affordable rental apartments.

DAGGETT PARK

The former Daggett Street is proposed to be a 1-acre public park designed by CMG Landscape Architects. The park will be owned by the City but permanently maintained by the development. Amenities include a dog walk, as well as an event lawn and soft play surface.

There is a smaller public open space outdoor seating for the corner café planned for the corner of 16th and Hubbell Streets.

MID-BLOCK MEWS

At mid-block, a landscaped pedestrian mews lined with palm trees and active storefronts features a rain garden designed to manage storm water.

AUTOMOBILE PARKING

There are 307 spaces primarily in "puzzle" lifts.

BIKE PARKING

There are 470 bicycle parking space provided for, a goal of 1:1 bike parking that will be achieved with a bike station on Hubbell Street and a bike room convenient to the elevator on each floor of the main building.

RETAIL

The projects includes more than 10,000 square feet of pedestrian oriented retail space.

PDR

The project brings approximately 7,000 square feet of PDR/SEW space to provide restaurants and useful services for the larger neighborhood. PDR (production, distribution, and repair) zoning allows for small businesses that fill daily uses. SEW (small enterprise workplaces) zoning allows businesses ranging from 500 to 2,500 sf.

COLOR PALETTE

The color palette of the building was developed by sampling the skyline view of San Francisco from higher up Potrero Hill. Conceptually this is camouflage.
